Median price ~$510K · $0 provincial LTT · Canada's fastest-growing city · 20 min to Calgary
Airdrie has been one of Canada's fastest-growing cities for over a decade. Located just 30 km north of downtown Calgary along Highway 2, it has grown from a small town to over 80,000 residents. The median home price of approximately $510,000 makes it significantly more affordable than Calgary while offering easy access to the city's job market.
Airdrie is a bedroom community in the truest sense — the majority of working residents commute south to Calgary for employment while enjoying Airdrie's newer housing stock, lower property taxes, and family-friendly atmosphere.
Bayside / Canals: Most prestigious address in Airdrie, lakeside living, townhomes to luxury detached, $550K–$900K+.
Coopers Crossing / Midtown: Large family-oriented communities, excellent schools, $480K–$680K.
Reunion / Ravenswood: Affordable newer subdivisions in NE Airdrie, $400K–$550K.
Windsong / Hillcrest: Established SE neighbourhoods with mature landscaping, $420K–$590K.

Step 1 — Pre-Approval is Critical. Airdrie's market is highly competitive at the $450K–$600K range. Many listings receive multiple offers within days. Have a firm pre-approval letter (not just pre-qualification) before attending showings.
Step 2 — Choose a Calgary-Area REALTOR. Airdrie falls under the Calgary Real Estate Board (CREB). Many Calgary agents are also active in Airdrie. Look for an agent who works frequently in Rocky View County and Airdrie.
Step 3 — New Build vs. Resale. Airdrie has significant new construction available. New builds offer builder warranties and modern layouts but can take 6–14 months to complete. Resale offers quicker possession and known quality.
Step 4 — Plan for Growth. Airdrie's rapid growth means new schools, roads, and amenities are constantly being added. Research which developments are "built out" vs. which will have years of construction activity nearby.
Step 5 — Closing Costs. Legal fees run $1,200–$1,700. Land title transfer fee ~$480. No provincial LTT. Total closing costs typically $3,000–$5,000 beyond the down payment on an Airdrie purchase.
Airdrie's local economy includes a large CrossIron Mills mall (one of Canada's largest outlet malls), business parks along the QE2 corridor, and a growing logistics sector. But most residents work in Calgary — the city is primarily residential.
Amenities are excellent for a smaller city: Genesis Place Leisure Centre (one of the most impressive recreation centres in Alberta), an active arts community, and numerous parks and pathways throughout new developments.
