Cambridge Ontario Land Transfer Tax Calculator
Updated March 2026 · Ontario Provincial LTT Only — No Municipal Tax in Cambridge
Purchasing a home in Cambridge, Ontario — whether in historic Galt, Preston, or Hespeler — means paying the Ontario provincial land transfer tax. Cambridge is not part of the City of Toronto, so there is no second municipal land transfer tax. This calculator shows you the exact provincial LTT and any first-time buyer rebate you may qualify for.
Ontario LTT Rate Brackets
- 0.5% on the first $55,000
- 1.0% on $55,001 to $250,000
- 1.5% on $250,001 to $400,000
- 2.0% on $400,001 to $2,000,000
- 2.5% on amounts above $2,000,000
Cambridge advantage: Cambridge offers some of the most affordable homes in Waterloo Region. At a $500,000 purchase price — reasonable for many Cambridge homes — the LTT is $6,475, and first-time buyers get a $4,000 rebate, leaving only $2,475 owing. Compare that to buying the same home in Toronto where you'd pay both provincial and municipal LTT totalling well over $12,000.

- Must be a Canadian citizen or permanent resident
- Must never have owned a home anywhere in the world
- If you have a spouse, they must also never have owned a home

Buying in Galt vs. Preston vs. Hespeler
All three Cambridge communities are within the City of Cambridge and subject to the same Ontario provincial LTT. There is no difference in LTT based on which former town your home is in — the calculation is purely based on the purchase price. What does differ is the character, price range, and amenity access of each area:
- Galt: Historic downtown, Victorian architecture, Grand River setting. Often slightly higher prices for character homes.
- Preston: Industrial heritage, more suburban character, typically more affordable.
- Hespeler: Quieter, more residential, family-oriented. Good value relative to Kitchener and Waterloo.
Cambridge Closing Costs Checklist
Beyond the LTT, Cambridge home buyers should budget for:
- Real estate lawyer fees: $1,500–$2,500
- Title insurance: $200–$400
- Home inspection: $400–$600
- CMHC mortgage insurance (if down payment under 20%)
- Property tax adjustment at closing
- Moving costs
- Any condo fees or status certificate review costs (if buying a condo)
