Cambridge Ontario Real Estate 2025

Cambridge is the most affordable of the three main Waterloo Region cities, while still offering easy access to the region's tech economy. With historic downtown Galt along the Grand River, newer developments in north Cambridge, and strong manufacturing and logistics employment, the Cambridge housing market attracts value-focused buyers.

Why Cambridge Offers Value

Cambridge is typically $50,000–$150,000 cheaper than comparable properties in Kitchener or Waterloo. For buyers who work regionally (or remotely) and don't need Waterloo's university proximity or Kitchener's downtown LRT access, Cambridge delivers significantly more house for the money. Hespeler's newer subdivisions offer modern construction without the premium of Waterloo addresses.

Land Transfer Tax

Ontario LTT applies in Cambridge the same as province-wide. On a $680,000 purchase: 0.5% × $55,000 + 1% × $195,000 + 1.5% × $150,000 + 2% × $280,000 = $275 + $1,950 + $2,250 + $5,600 = $10,075. First-time buyers receive up to $4,000 LTT rebate.

Investment in Cambridge

Cambridge offers more accessible entry points for investment properties than Kitchener or Waterloo. Rental demand is driven by manufacturing and logistics workers, regional employees, and families who prefer Cambridge's value. Yields are moderate but property management is simpler than student-rental markets.

Commuting from Cambridge

Cambridge is ~20 minutes from Kitchener by car, ~25 minutes from Guelph, and ~60 minutes from Toronto via Highway 401. GO Transit expansion has been discussed but Cambridge lacks direct GO rail service, making car-dependent commuters the primary buyer profile. Strong highway access to 401 and 8 makes regional commuting viable.
