In most Canadian provinces, using a buyer's agent has historically cost the buyer nothing directly. However, commission structures are evolving — particularly in BC and increasingly in other provinces — where buyers may now be asked to sign agreements that specify buyer agent compensation directly.
Always ask your agent upfront: "How are you compensated, and is there any scenario where I pay you directly?" Get the answer in writing in your buyer representation agreement.

Never use the listing agent as your buyer's agent (dual agency). Their fiduciary duty is to the seller. In multiple offer situations, a dual agent cannot advocate effectively for you without breaching duties to the seller. Always have your own representation.
Most agents will ask you to sign a Buyer Representation Agreement (BRA) before working together. This contract specifies the geographic area, property types, duration of representation, and compensation terms. Read it carefully. Key things to negotiate: the duration (start with 30–60 days rather than 6 months), the geographic area (specific neighbourhoods or cities), and what happens if you find a property independently. You can and should negotiate BRA terms.
All Realtors are real estate agents, but not all agents are Realtors. A Realtor is a member of the Canadian Real Estate Association (CREA) and is bound by its Code of Ethics — a higher standard than the minimum provincial licensing requirements. Real estate brokers have additional qualifications and can operate independently or manage other agents. For most buyers, working with a full-time Realtor who specializes in your target market is the best choice.
