How Real Estate Agents Are Paid in Canada

Traditionally, the seller pays the total commission (typically 3.5%–5% of the purchase price), which is split between the listing agent and the buyer's agent. In most Canadian provinces, using a buyer's agent has historically cost the buyer nothing directly. However, commission structures are evolving — particularly in BC and increasingly in other provinces — where buyers may now be asked to sign agreements that specify buyer agent compensation directly.

Always ask your agent upfront: "How are you compensated, and is there any scenario where I pay you directly?" Get the answer in writing in your buyer representation agreement.
