Montreal's droits de mutation (welcome tax) includes both the provincial Quebec rate and an additional municipal surtax on the portion above $500,000. This page explains the full rate structure and lets you calculate exactly what you will owe at closing.
Montreal applies the standard Quebec provincial rates plus an additional 0.5% municipal surtax on the portion of the purchase price above $500,000:
| Purchase Price Range | Rate |
|---|---|
| $0 – $50,000 | 0.5% |
| $50,001 – $250,000 | 1.0% |
| $250,001 – $500,000 | 1.5% |
| $500,001 – $1,000,000 | 2.0% |
| Over $1,000,000 | 2.5% |
Montreal Municipal Surtax: An additional 0.5% applies to the portion above $500,000 on properties located on the island of Montreal. This does not apply to Laval, Longueuil, or other Quebec municipalities.

Note: The calculator above shows provincial droits only. Add approximately 0.5% × (price − $500,000) for Montreal's municipal surtax on properties over $500K.

The City of Montreal (or your municipality) sends a tax bill approximately 30–90 days after the deed of sale is registered. You do not pay at the notary's office — you receive a bill and must pay it by the due date or face interest charges of up to 12% annually.
The buyer pays 100% of the droits de mutation. Unlike some closing costs, this cannot be negotiated with the seller. It is also not deductible for personal-use properties (though it may be for investment properties — consult a tax professional).
