Montreal's droits de mutation (welcome tax) includes both the provincial Quebec rate and an additional municipal surtax on the portion above $500,000. This page explains the full rate structure and lets you calculate exactly what you will owe at closing.

⚠️ Quebec has NO first-time buyer rebate on droits de mutation.
Unlike Ontario (up to $4,000 rebate) or some other provinces, Quebec offers zero provincial refund on the welcome tax for first-time buyers. Every buyer pays the full amount — plan accordingly.

Montreal Droits de Mutation Rates (2024)

Montreal applies the standard Quebec provincial rates plus an additional 0.5% municipal surtax on the portion of the purchase price above $500,000:

When Is Droits de Mutation Due?

The City of Montreal (or your municipality) sends a tax bill approximately 30–90 days after the deed of sale is registered. You do not pay at the notary's office — you receive a bill and must pay it by the due date or face interest charges of up to 12% annually.

Who Pays Droits de Mutation?

The buyer pays 100% of the droits de mutation. Unlike some closing costs, this cannot be negotiated with the seller. It is also not deductible for personal-use properties (though it may be for investment properties — consult a tax professional).
