Ottawa vs. Toronto: The Municipal LTT Difference

Ottawa's lack of a municipal LTT is a significant financial advantage over Toronto buyers. Toronto home buyers pay both Ontario provincial LTT AND a City of Toronto municipal LTT (at approximately the same rate as the provincial tax). On a $700,000 Toronto home, buyers pay roughly $20,950 in combined LTT. Ottawa buyers at the same price pay only $10,475. That's a $100+ advantage for Ottawa buyers — a meaningful cost difference that many Torontonians don't realize until they compare.

First-Time Buyer LTT Rebate in Ontario

Ontario first-time home buyers receive a rebate on the Land Transfer Tax of up to $4,000. For homes priced below approximately $368,000, the rebate eliminates the LTT entirely. For more expensive properties, it reduces the LTT by $4,000. To qualify:

When Is LTT Due?

The Land Transfer Tax is payable at closing — when title changes hands at the land registry. Your real estate lawyer handles the payment on your behalf. You must have sufficient funds in your real estate trust account to cover LTT plus other closing costs before your lawyer can complete the transaction.
