The welcome tax (droits de mutation immobilière) is a municipal transfer tax in Quebec, payable when property ownership changes hands. The City of Saguenay bills the tax after the notarial deed is registered, and it must be paid within 30 days of the bill date.
In Saguenay, average property prices are among the lowest in Quebec, so welcome tax costs are correspondingly lower. For example, a typical $250,000 Saguenay home incurs approximately $2,564 in welcome tax — much less than a comparable Montreal purchase.
