Who pays Toronto Municipal Land Transfer Tax?
All buyers of residential and commercial property within the City of Toronto boundaries pay the Toronto MLTT. This applies to all 25 former municipalities now within Toronto (Downtown, North York, Scarborough, Etobicoke, York, East York). Properties in Mississauga, Brampton, Markham, or other GTA cities outside Toronto do NOT pay the MLTT.
When is Toronto land transfer tax paid?
Both Ontario LTT and Toronto MLTT are paid on closing day. Your real estate lawyer calculates, collects, and remits both taxes on your behalf as part of the closing process. You do not pay them separately — they are included in your closing costs statement.
Can I avoid the Toronto MLTT by buying in a Toronto suburb?
Yes. Buyers who purchase in Mississauga, Brampton, Markham, Vaughan, Richmond Hill, Oakville, or other GTA cities outside Toronto's boundaries only pay the provincial Ontario LTT — not the Toronto MLTT. Do new construction condos in Toronto pay land transfer tax?

Is Toronto land transfer tax deductible?

How is Toronto MLTT different from Ontario LTT?

Both are calculated on the same purchase price, resulting in a total tax of roughly double the Ontario LTT alone.
