Why Alberta Is Cheaper to Buy In Than BC

The single biggest cost difference between buying in Alberta and BC is the land transfer tax — or more precisely, Alberta's complete absence of it. BC's Property Transfer Tax (PTT) is levied at 1% on the first $200,000 of a purchase price, 2% on the portion from $200,000 to $2 million, and 3% on amounts above $2 million. On a $700,000 home in Vancouver, that's $12,000 in PTT alone, paid upfront at closing.

Alberta charges no provincial land transfer tax whatsoever. Instead, buyers pay a land title transfer fee calculated on a per-$5,000 increment of the property value. On a $700,000 Calgary home, this fee comes to approximately $850 — about 7% of what a BC buyer would pay in PTT for the same purchase price. The remaining difference goes directly into the Alberta buyer's pocket or down payment fund.

Home prices in Alberta, particularly in Calgary and Edmonton, have risen substantially but remain well below Vancouver and Victoria. The average detached home in Calgary is approximately $600,000–$700,000 in 2026, compared to $1.3–$1.5 million in Metro Vancouver. The combination of lower sticker prices and $0 LTT creates a dramatically more accessible homeownership environment in Alberta.

BC does offer a First-Time Home Buyer Program that provides a partial PTT exemption on homes priced under $835,000 for first-time buyers. Alberta first-time buyers receive the benefit of $0 LTT at all price points without any application or qualification process.
