The single biggest cost difference between buying in Alberta and BC is the land transfer tax — or more precisely, Alberta's complete absence of it. BC's Property Transfer Tax (PTT) is levied at 1% on the first $200,000 of a purchase price, 2% on the portion from $200,000 to $2 million, and 3% on amounts above $2 million. Alberta charges no provincial land transfer tax whatsoever. Instead, buyers pay a land title transfer fee calculated on a per-$5,000 increment of the property value.
