What Is the BC Home Owner Grant?

The BC Home Owner Grant is a provincial program that reduces the amount of property tax you pay on your principal residence in British Columbia. It is one of the largest property tax reduction programs in Canada and is specifically designed for homeowners who live in their homes year-round.

The grant must be applied for every year — it does not renew automatically. If you miss the deadline, you forfeit that year's grant permanently.

Phase-Out for High-Value Properties

For properties assessed between $2,050,000 and $2,150,000, the grant is phased out by $5 for every $1,000 of assessed value above $2,050,000. Properties assessed over $2,150,000 do not qualify for any grant.

Rural area supplement: Eligible homeowners in rural areas (not within a municipality's boundaries) may qualify for an additional $200 supplement — bringing the total to $770 for standard or $1,045 for seniors/disability grant recipients.

Do I have to apply for the BC Home Owner Grant every year?
Yes. The grant does not automatically renew. You must apply every year before the July 2 deadline. Missing even one year means you permanently lose that year's grant — there is no retroactive application period.
Can I get the Home Owner Grant if I just bought my home in 2025?
Yes, if the property is your principal residence and you meet all other eligibility requirements. For newly purchased homes, the grant may be pro-rated based on when the previous owner claimed it. Contact the BC government for details on grant transfers in the year of sale.
What is the assessed value threshold for the BC Home Owner Grant?
For 2025, the threshold is $2,150,000. Homes assessed at or below this value qualify for the full grant. Homes between $2,050,000 and $2,150,000 qualify for a partial (phased-out) grant. Homes above $2,150,000 do not qualify.
Does the grant apply to condos and apartments?
Yes. The BC Home Owner Grant applies to any type of residential property — houses, condos, townhouses, and manufactured homes — as long as it's your principal residence and you meet the eligibility criteria.
Can both spouses claim the Home Owner Grant?
No. Only one grant is available per property per year, regardless of how many owners there are. If the property is jointly owned by a couple, only one of them can claim the grant. Either the senior/disability supplement can be claimed if one of the spouses qualifies.
