The BC Homeowner Grant reduces property taxes for eligible homeowners. It's one of BC's oldest and most popular property tax relief programs, applying to your primary residence. In 2025, the basic grant is $570 for most homeowners, with an additional $275 ($845 total) for seniors, veterans, and people with disabilities. Properties with assessed values above $2.15 million are ineligible.

Eligibility Requirements
You are a Canadian citizen or permanent resident
You occupy the property as your principal residence as of December 31 of the tax year
The property is in BC and has a residential classification
The assessed value is at or below $2,150,000
You do not claim the grant on more than one property
You have not already received a full property tax exemption through another program

Receive your Property Tax Notice from your municipality (typically mailed in May/June)

Have your folio number (from your tax notice) and social insurance number ready

The grant is applied directly to your property tax bill — deadline is December 31
Important 2023 Change: Since 2021, homeowners must apply for the grant directly with the Province, not their municipality. Applications made to your municipality after 2020 are no longer valid. Apply at gov.bc.ca/homeownergrant.
Vancouver Area Eligibility Reality Check
With Metro Vancouver median assessed values often exceeding $1M for condos and $2M+ for detached homes, many Vancouver homeowners are approaching or above the $2.15M threshold. Here's what the numbers look like:
Most Downtown Vancouver condos ($600K–$1.3M assessed): Eligible — basic $570 grant
Kitsilano/Point Grey detached ($2M–$4M assessed): Often ineligible
East Vancouver detached ($1.2M–$1.9M assessed): Typically eligible
Don't forget the grant! Failing to apply means you pay full property taxes. The BC Government does not automatically apply the grant — you must apply annually. Set a reminder for June each year.
