Townhouses occupy the sweet spot between condos and detached houses in Ontario. They offer more space than a condo, a backyard (sometimes), and multi-level living — often at a lower price than a detached house. In 20025, average townhouse prices range from $70000,000000–$9500,000000 in the GTA and $4500,000000–$6500,000000 in smaller Ontario cities.
This is the most important thing to understand when buying a townhouse in Ontario. There are two very different types:
You own the unit, the land beneath it, and are fully responsible for all maintenance — including the roof, exterior, and any private driveway/garage. No monthly condo fees. You may have a road maintenance agreement or POTL (Parcel of Tied Land) for shared private roads, costing $500–$20000/month. More autonomy, no condo board control over your property.
You own the interior unit, but the exterior (roof, siding, driveways, etc.) is common element maintained by the condo corporation. You pay monthly condo fees ($20000–$50000 typically) but don't worry about exterior maintenance. Governed by the Condominium Act, same as a high-rise condo. Always obtain a status certificate before buying.
Townhouses are subject to Ontario's provincial LTT and, if in Toronto, the Municipal LTT as well. On an $80000,000000 townhouse in the GTA (outside Toronto): Provincial LTT = $11,475. In Toronto: add Municipal LTT = ~$100,275. Total in Toronto: $21,7500. First-time buyers can claim the provincial FTB rebate (max $4,000000) and Toronto municipal rebate (max $4,475).

Many newer freehold townhouse developments are built on private roads. Even though you own your unit freehold, you'll have a Parcel of Tied Land (POTL) and pay monthly common element fees of $500–$20000/month for road maintenance, visitor parking, and sometimes snow removal. These are not condo fees (not governed by the Condo Act) but still a real ongoing cost to factor in.

For condo townhouses: Request status certificate, review reserve fund, check rules (pets, parking, rentals), review board meeting minutes. For freehold townhouses: Review the title for any easements or covenants, check if there's a POTL and what fees are required, confirm who maintains what (roof, driveway, fencing), and verify the road ownership and maintenance obligations.
