First-year students are often required or strongly encouraged to live in university residence. Residence costs more per month than sharing a private apartment with multiple roommates, but includes utilities, internet, and often a meal plan. The total cost including food can make residence more or less expensive than renting depending on the school and city.
After first year, most students move off-campus. Sharing a three- or four-bedroom house or apartment with roommates is typically the most cost-effective option. A $2,200/month three-bedroom apartment split three ways is $733/person — significantly less than residence.
OSAP uses standardized cost of living estimates when calculating your need, including a housing component based on whether you live at home, in residence, or off-campus. Students living away from home receive more OSAP funding because the program accounts for the higher cost of independent living. If your actual housing costs are higher than OSAP's estimated costs (common in high-rent cities like Toronto and Vancouver), you can appeal to your financial aid office for a cost-of-living reassessment.
Student renters have the same legal protections as all tenants under provincial residential tenancy legislation. Landlords cannot require you to pay more than the first and last month's rent as a deposit. They cannot raise rent during a fixed-term lease. Entering your unit without 24 hours' written notice (except emergencies) is illegal. Know your rights — student tenants are frequently targeted by landlords who assume students will not push back on illegal practices.
Students on co-op work terms often need to sublet their rooms. Subletting to incoming students or other co-op students is common and a good way to avoid paying double rent during work terms. Ensure your lease allows subletting, or negotiate permission with your landlord before signing. Many student-oriented landlords explicitly allow sublets given the co-op cycle at nearby universities.
