The Calgary Real Estate Board (CREB) is Alberta's largest real estate board, representing approximately 6,000+ REALTOR® members in the Calgary metropolitan area and surrounding region. For real estate agents working in Calgary and southern Alberta, CREB membership is the foundation of professional practice — providing MLS access, market data, standard contracts, and the professional framework required to serve clients effectively in one of Canada's fastest-growing real estate markets.

The Three Bodies Alberta Realtors Work With

RECA — Real Estate Council of Alberta (Regulator)

RECA is Alberta's real estate regulator. It licenses real estate professionals, enforces RECA's standards of practice under RESA (Real Estate Act), investigates complaints, and disciplines licensees. RECA annual licence fees (~$200–$400/year) are paid directly to RECA. All practising Alberta realtors must maintain RECA licensing.

AREA — Alberta Real Estate Association (Provincial)

AREA represents Alberta's real estate boards and their members at the provincial level. AREA provides standard Alberta real estate contracts (the AREA forms used in virtually all residential transactions), provincial advocacy, and member services. AREA dues (~$175–$210/year) are collected through your local board.

CREB — Calgary Real Estate Board (Local)

CREB is the local board providing day-to-day support: MLS access, the Paragon MLS platform, market statistics, lockbox system, professional development, and local advocacy. CREB dues (~$1,200–$1,600/year) represent the largest membership cost for Calgary-area realtors.

CREB uses a benchmark price methodology (MLS® HPI) rather than average or median prices to track market values. The benchmark price represents a "typical" property in each category. Understanding how to read and explain CREB's benchmark data to clients is a key competency for Calgary realtors — it is more accurate than average prices and less susceptible to distortion by outlier sales.

FAQs

Does CREB cover Edmonton or only Calgary?
CREB covers Calgary and surrounding communities (Airdrie, Cochrane, Okotoks, Strathmore, and others). Edmonton and northern Alberta are served by the REALTORS® Association of Edmonton (RAE). Alberta also has several regional boards for smaller centres (Lethbridge, Red Deer, Medicine Hat, etc.). You need to join the board covering your primary market.
Are CREB and AREA dues deductible?
Yes — all CREB, AREA, CREA dues, RECA licence fees, and E&O insurance are fully deductible on your T2125 as professional dues or business expenses. At a combined marginal rate of approximately 38%–44% for most Calgary realtors, the after-tax cost of ~$3,500 in annual dues is approximately $1,960–$2,170.
Can I work in Calgary and surrounding rural areas under CREB?
CREB's MLS coverage extends to many communities surrounding Calgary. For listings in more distant rural Alberta, you may need access through a regional board or through reciprocal listing arrangements. Check with CREB directly for current geographic coverage of their MLS system.
