Why Toronto has the lowest rate: Toronto's lower property tax rate reflects its much higher assessed home values. In absolute dollars, Toronto homeowners often pay similar or more in property tax than homeowners in other Ontario cities — it just looks lower as a percentage.

How Ontario Property Tax Is Calculated

Ontario property taxes are based on your property's Current Value Assessment (CVA) as determined by MPAC (the Municipal Property Assessment Corporation). The tax formula is:

Property Tax = CVA × Municipal Tax Rate + Education Tax Rate

Components of Your Tax Bill

Your MPAC assessment (CVA) is the estimated market value of your property as of a specific base date. Ontario's current assessments are based on January 1, 2016 values, frozen due to COVID-19 reassessment delays.

Frequently Asked Questions

How do I find my MPAC assessed value in Ontario?
You can find your property's assessment by visiting AboutMyProperty.ca (MPAC's portal). You'll receive a Property Assessment Notice every 4 years, or you can check online anytime. The assessed value may differ significantly from current market value.
Can I appeal my property assessment in Ontario?
Yes. You can file a Request for Reconsideration (RfR) with MPAC if you believe your assessment is inaccurate. If unsatisfied with MPAC's response, you can appeal to the Assessment Review Board (ARB). Deadlines apply — typically March 31 of the assessment year.
When are Ontario property taxes due?
Due dates vary by municipality. Toronto collects property tax in two main installments (February and May) plus interim bills. Most Ontario municipalities bill in spring and fall. Check your municipality's website for exact dates.
What is the Ontario Trillium Benefit and does it help with property tax?
The Ontario Trillium Benefit (OTB) includes the Ontario Property Tax Credit (OEPTC), which provides a refundable tax credit to lower-income Ontario residents who pay rent or property tax. See our OTB page for details.
Does my Toronto property tax include education tax?
Yes. Your Ontario property tax bill includes both the municipal rate and the provincial education rate. The education rate is set by the province (not your municipality) and is approximately 0.153% for residential properties across Ontario.
